For the past decade, Stallion Funding has been providing creative financing options for real estate investors. Founded in 2007 by Vincent Balagia, the company began as a small, private money lending company, operating out of a home office and closing an average of $10 million in loans each year.

Today, Stallion Funding has seen tremendous growth and success. “Now, we have 10 employees, and last year we closed $50 million in loans,” says Rachael Osterloh, vice president of lending. “To date, Stallion has closed over $200 million in loans and is still growing.”

Recently, Stallion Funding opened a new office space in the Austin area, while maintaining a strong presence in the Houston, San Antonio, Dallas and the Valley areas. “Stallion Funding has built up a strong reputation in Austin as one of the top hard money lenders,” Osterloh says. “Many of our loan requests in Austin are referrals from our borrowers.”

Offering capital for projects ranging from single family residences to multi-million dollar commercial and residential developments, Stallion Funding primarily serves real estate investors. “Our clients vary from home builders building spec homes to land developers needing funds for acquisition of large tracts of land,” says Osterloh, who is responsible for originating all incoming loan requests, soliciting for new loans and overseeing marketing for the company. 

To ensure a successful lending experience, Stallion Funding is committed to providing a personal, customer service-based approach for borrowers. “We want to make sure the borrower is set up for success from the beginning,” Osterloh says. “We know that in the real estate industry time is money, so we are upfront with the client, set realistic expectations on closing times and fund a loan when we say we will.”

Stallion Funding’s support staff is available to help borrowers answer any questions during the loan process. In addition, they send out industry updates and try to help connect borrowers to other resources or networking opportunities that might be available.

In addition to working directly with borrowers, Stallion Funding maintains a close partnership with the REALTOR community as well. “REALTORS in the area are always happy when they have a client obtaining a loan through us to fund one of their projects because they know this means for a quick and easy closing as we are able to fund a loan the same day,” Osterloh says. “Those in real estate in general enjoy working with us because they have someone who will answer the phone, take any of their questions and be upfront with them from the beginning.”

As Austin continues to grow and expand, so does Stallion Funding. “We see a lot of fix and flips in the Austin area, as well as a little growth in land loan requests in the past two quarters, which shows that land development is still strong and growth expectations are still strong,” Osterloh says. “We see the market still being just as strong as it has been, and we have not seen any slow down at all.”  RL
